RESERVATION POLICY
A 50% deposit is required to confirm the reservation.
Remaining balances:
* Regular season: due 60 days prior to arrival
* Holiday season: due 90 days prior to arrival
Holiday reservations, including Christmas, New Year, and Thanksgiving, are non-refundable.
Date modifications during holiday periods are only permitted in cases of force majeure affecting travel and remain subject to approval.
Seasonal rate differences are non-refundable.

PAYMENT POLICIES
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. If the booking is made after [or within 3 days of when] Remaining payment is due no later than 60 days prior to arrival. If the booking is made after [or within 3 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
Damage Deposit: You may opt for our Vacation Rental Damage Protection Plan or a refundable damage deposit which varies based on the selected property (from US$$1,000.00 to US$8,000) . The damage deposit is payable 60 days prior to arrival.
A Vacation Rental Damage Protection Plan of US$299.00 will be charged at the time of booking. This plan covers unintentional damages to the interior of the rental property, up to a maximum of US$2,000.00, provided they are disclosed to management prior to check-out. It does not cover damages related to hookahs or cigarette use, as smoking is strictly prohibited in the property. Additionally, it does not include items outside the rental property (e.g., golf carts, bicycles, or any resort-owned equipment). Any damages exceeding US$2,000.00, or resulting from intentional acts or gross negligence, will be charged additionally.
You may opt not to purchase the Vacation Rental Damage Protection Plan, you may opt instead to pay a refundable damage deposit (to be paid at the time of booking). This deposit will be refunded in full within 14 days of check-out, less any costs for damages (if applicable). A separate refundable damage deposit is required in the amount of $0.00. Jan 6th-Dec 17th- 50% of the total amount is required on time of booking. Remaining 50% is due 60 days prior to arrival. Cancellations 60 days prior to arrival are refundable, within 59 days or less refunds won’t apply.
Dec 18-Jan 5th and Thanksgiving Week- 50% of the total amount is required on time of booking, this amount is non refundable. Remaining 50% is due 90 days prior to arrival.
No date changes will be allowed for this season; we will only allow date changes if force majeure limits travel; this change will be valid for 11 months from the time of cancellation.No refunds will be given for seasonality rate changes
NOTE: 150 USD administration fee applies for all full refunds if payment was in wire transfer; if the payment was made by credit card a processing fee of a 4% of the paid amount will be retained
